Landex Property Real Estate Portfolio Management Services
Landex Property offers consulting services as a client’s real estate portfolio manager. When engaged as a client’s real estate portfolio manager, Landex’s initial focus is on developing a real estate portfolio strategy that would, in the most financial return maximizing manner, leverage a client’s equity (cash investment) to generate significant returns on cash invested.
Property Management
Landex maintains a permanent management team that manages the properties that are held in our portfolio. Moreover, Landex manages the construction and markets properties developed by our clients and negotiates the most favorable sales and purchase prices on real estate. Consequently, we are able to better control the costs and quality of execution of projects.
Acquisition and Sales
In addition to property management Landex also actively pursues the acquisition of undervalued properties on behalf of our clients by leveraging our extensive knowledge of urban development, as well as our proprietary analytical systems.

Tenant Customer Service and Issue Resolution
There is a strong relationship between rental property profitability and the retention of responsible tenants. We minimize tenant turnover and its resulting leasing and vacancy expense by developing strong landlord tenant relationships based on expeditious response to tenant concerns and cheerful customer service.
Leasing Units and Processing Evictions
Our management fee is based on rental revenue actually received (not gross rent roll) so, we have a personal incentive to make sure your units are always rented at the highest rent the market will bear and that rent collection is aggressively pursued. We periodically conduct rental market analysis to ensure your units are always rented at or above market. We operate on a strict policy that rent is due on the 5th and eviction notices go out on the 15th of the month. This policy actually minimizes the necessity to carry the eviction process to its conclusion as tenants tend to prioritize the payment of their rent over other financial obligations once they understand how strictly we enforce our delinquent rent policies.
When it is necessary to completely follow through on an eviction action, we manage every step of the process, including hiring a lawyer to represent our clients in court. We take all necessary steps to ensure whenever a tenant is leaving due to either lease expiration or eviction that the unit is aggressively advertised to minimize lost revenue due to vacancy.
Bill Payment, Bookkeeping and Financial Reporting
At no extra cost, we will manage the paying of bills related to clients’ properties out of their rental revenue and provide our clients a monthly income statement detailing their properties’ performance for the month. These reports, along with profit checks, are sent out by the 10th day of each month, reflecting all previous month’s activities regarding the property on a cash basis.
We scrutinize bills for accuracy and handle the resolution of billing discrepancies. We also do an annual expense audit for our clients and look for ways to minimize expenses and where appropriate put services out for competitive bid. Our books are professionally kept and at year’s end we deliver a financial statement for the year to our clients’ tax filing needs.


Selling Property on behalf
We have adopted the ten point marketing strategy that will sell your property even before construction is complete:
1. We market 24 hours a day with a high visibility “For Sale” sign with our own direct phone numbers any time 7 days per week. When buyers call, they reach us directly. Because we know your property, we immediately use the opportunity to sell your property’s great features. We will promote and market your property so buyers are speaking directly to us when they call and not an office number or a phone that is directed immediately to a message bank.
2. We excite buyers About Your property. We emphasize the benefits of your home and community. Each brochure includes the kind of detailed, specific information buyers want and need. Not just a picture and 6 bullet points about how many bedrooms and bathrooms. We use the back of the brochure for our unique “4 ways to Finance This Beautiful Home” or more information to make the buyers want to see it NOW”!
3. We use the Professional Listing Information Binder. We produce an in home binder for the buyers to review. It has all the community information, schools, transport, shopping centers, medical, police station, fire brigade, neighborhood watch, etc. This makes the new buyer feel very comfortable knowing ahead of time what environment/Condition the property they are buying is in and what the surrounding community has to offer. That way you can get the maximum price for your property!
4. Aggressive Marketing for your property. Rather than just waiting for the phone to ring, we reach buyers with aggressive prospecting methods that can include the following activities….Letterbox dropping the immediate area…. target mailings….Calls….our buyers….as well as general open houses as necessary….marketing on the internet….window cards….advertising as discussed with you.
5. We determine the Right Price to make your property A “Hot Property”. This is the most critical step. We’ll review market demand, nearby competition, recent sales, and many other variables that can affect your property’s value. You will get a detailed look at what’s going on in your local property sales market and our input on the best pricing strategy to get you the most money in the shortest possible time. We also conjunct on a 50/50 basis with any agents or agencies in the market so the agents in the area who may have a buyer so we are then also promoting your property through them! We follow up on all inspections with my feedback form and phone calls so you know what agents and buyers are thinking about your property and represent you at the presentation of all offers. Most importantly, we negotiate forcefully on your behalf to get you the highest best possible price, not try to make you take the first offer that comes to the table. Upon acceptance, we will coordinate with the buyers, inspectors, lenders, appraisers, solicitors and of course handle any complications that can occur at times throughout the process so that you get the most important thing of all… your settlement cheque on time!

Property Maintenance and Improvements
We hire contractors to perform all necessary property maintenance and make recommendations to clients on making improvements to the properties when we feel doing so will enable them to raise their rents and increase the return on their investment.
Property Management Fees
Our fees are based on a percentage a client’s gross rent roll or sales and are based on the scales as determined by the Real Estate Agents Act and where such are negotiable, they may not fall below the stipulated minimums per each category (residential or commercial). Basing our fees on rent collected ensures you do not have to pay a fee based on rent that is not even received as you might with other property managers that charge based on gross rent roll that may or may not be collected each month.
